How far the property is from schools, shops, hospitals and work place.

The reason for the selling also contributes to price. Reasons can be from divorce, death, liquidation or simply the need for a bigger or smaller property.

The estimation given by the agent will be based on the agents professional assessment as well as sales in the area for the last year.

When a seller wants to sell their property, there are different options to chose from – a mandate, an open mandate and a MLS mandate.

What is a mandate?

A mandate is an instruction given to an estate agent to deliver an exclusive estate agency service to a person.

What is an open mandate?

An open mandate means that any agency has access to the property. If any agent / agency wishes not to work on the property, they have no obligation to work on the property. No written appointment is given to an agent.

What is a MLS mandate?

A MLS mandate is a sole mandate given to an agency in the MLS group, but gives you access to 83 other agencies! The agency with the mandate, is in control and maintains order at all times.

Zani Properties recommends a MLS mandate :

When a MLS mandate is given to a Zani Properties agent, you can be assured that all 83 agencies in the MLS group will be working on the property. MLS agencies and agents work according to an certain ethical code.

What are the advantages for a seller?

The advantage to a seller is that there is one agency in control of the transaction, but 83 agencies working on the property!

With an ordinary mandate, there could be times that the house is not in the market, because of an agent being sick or on holiday. With a MLS mandate, all the agencies keep working on the mandate, even if the agent who’s mandate it is, is sick.

An agent affiliated at MLS, ensures maximum coverage of your property. The property will be viewed only once by all the agents whilst the house is on show during an "open hour". Thereafter agents will only visit the property with potential clients and with an appointment. You will have your privacy at all times and agents will not visit your property at any time and not without prior arrangement.

Zani Properties is at all times in charge of the MLS mandate. All MLS agencies give feedback about the property to Zani Properties and Zani Properties will keep you informed at all times.

It is Zani Properties duty to protect you as a client and to advise you on the legal aspects of the mandate.

A sole MLS Mandate is always in writing with the expiry date as agreed upon.

Any marketing strategies, ie advertisements, showing of house etc, will be discussed with the seller.
